Most roofing contractors suggest yearly
inspections to help keep potential roof problems under
control. Establishing a detailed history of the roof
is a priority as part of the maintenance process.
It has been stated that a roof is only
as good as its installer. While that is true, it is
also true that a roof is only as good as its scheduled
inspections and the maintenance provided by the building
owner or maintenance supervisor.
Which ever roofing system is installed, its performance
is dependent on several factors:
- Acceptable materials and components that are system
compatible.
- Proper installation by a qualified roofing contractor.
- Regular inspection and maintenance throughout the
life of the roof.
Although roofs represent only five to
ten percent of building's capital costs, roofs protect
100% of the building and its contents. The importance
of the roof sometimes is lost in the concerns of where
costs can be reduced, To minimize life-cycle cost and
maximize performance, it is important that you inspect
and maintain the roof throughout its life. Proper care
through regular inspections and maintenance schedules
can add years to the roof and reduce costs. You can't
just put on a new roof and simply forget about it, leaving
it to face the elements day after day without care and
maintenance. In fact, most manufacturer's guarantees
usually require ongoing maintenance to remain valid.
With our maintenance program, we will
visit and inspect your roof annually, typically before
the rainy season. Roof system will be inspected to make
sure it complies with any warranty conditions. If we
installed the roof, minor repairs will be performed
under the warranty however; mechanical damage to the
roof membrane or flashings is not covered by conditions
of the warranty. A similar maintenance program can be
applied to roofs not installed by us, however, as there
is no contractor's warranty on roofs installed by others,
repairs not covered by the terms of our maintenance
program are subject to charge.
For roofs not installed by California
Commercial Roofing Systems an initial inspection will
be made and a report sent to the building owner or maintenance
supervisor to determine its candidacy for our maintenance
program before contracting the program with the new
owner. For roofs in poor condition, we might offer to
repair or replacement options before contracting for
a maintenance program. |
